STAGING CHECKLIST
BEING PREPARED IS IMPORTANT.
Staging checklist:
Deep clean entire home
Make sure any garbage cans, extra items, clutter, are hid away or taken out of the house.
Turn off any ceiling fans to prevent motion in your images
Turn on all lights in the house (ceiling lights, lamps, ambient etc…)
Replace any light bulbs that have gone out
Turn off all tv screens, computers, monitors
Remove personal items/photos from each room
Fluff and arrange pillows to look nice and presentable
Open all curtains/blinds
Clear under all beds in case seen in photos
Put away any cords/cables that are seen
Wipe and clean all sinks (bathroom and kitchen)
Put away/clean any dishes that are out
Clear counters and table tops of all items
Put toilet seats down
Remove floor mats
Make sure all floors are cleared and vacuumed/mopped
Don’t go overboard on adding staging props (less is more)
Why is staging important?
When marketing your listing, you want it to stand out. Doing these tasks may take a little time, energy, and effort.. but it WILL make your photos look way more professional, clean, and beautiful.
This also saves you money-when shooting houses, the photographer typically charges by the hour. If the photographer has to take extra time to clean up/stage the house, that time gets added on to your bill. It is also not typical for a photographer to do the staging, so there is a chance they may deny shooting the house if it’s in their contract. They may also still charge a fee for their time resulting in you going through a whole new photographer and spending more $$.
Overall, having a checklist and making sure the house is ready for its time in the spot light is so crucial when selling a home. It’s amazing the difference it makes. This most likely attracts a buyer who also respects the time and energy put into the listing.
